The conflict in the Middle East has impacted inflation figures: in August, the inflation rate rose to 3.3% year-on-year, compared to 3% in the previous month, driven by rising fuel prices.

The actual CPI value will be known on September 10, when IBGE will release the final data. After publication, the coefficient is published in the Official Gazette by October 30, and only then can landlords officially communicate the new rental values ​​to tenants. The increase can take effect 30 days after the notice.

Rules for Rent Updates
The annual update of rents for inflation results from the rules defined in the New Urban Lease Regime (NRAU) and the New Rural Lease Regime, and applies to practically all contracts, including those prior to 1990 that did not transition to the NRAU, provided there is no other mechanism defined contractually. The update is not mandatory, meaning the landlord can choose not to apply the increase, or only a part of it, but it can only be applied after one year of the contract or a previous update.

The increase must be communicated in writing at least 30 days in advance and is applicable to both urban and rural leases.

The increase in rents
According to these provisional values, the rent adjustment coefficient in 2027 will be R$ 1.0256. In practice, this would mean that for every R$ 100 of rent, there would be an increase of R$ 2.56, or R$ 30.72 more per year.

To put it into practice, the coefficient of 2.56% means that a rent of R$ 700 will have an increase of approximately R$ 17.92 per month (R$ 215.04); With an income of €1,000, an increase of €25.60 per month (€307.20 annually)
To find out how much you can expect to pay from January onwards, multiply your current rent by 1.0256.
For comparison, the rate applied to rents in 2026 was 2.24%, in 2025 it was 2.16%, which represents a slight acceleration for the next year. In 2024, landlords were able to adjust rents by up to 6.94%, the largest increase in 30 years, with no ceiling applied by the Government, which reinforced extraordinary support for tenants with a high effort rate. In 2023, the increase was limited by the Government to a maximum ceiling of 2%, despite inflation allowing 5.43%.

In short, if this estimate is confirmed, the increase in rents will total 13.9% over four years; if a five-year period is considered, it will reach 15.9%.
